Located just outside Washington, D.C. this mixed-use development creates an apartment community with award-winning architecture, and over 28,000 square feet of retail space.
Atwell on Spring is a connecting place, both conceptually and architecturally. The scale of the building sweeps up from the adjacent townhomes and single-family residences to bridge the high rises in Silver Spring’s central business district. The buildings serve the neighborhood with convenient retail, including a grocery store, and the enlivened pedestrian-friendly streets, including covered public mews, ease the elevating intensity between quiet neighborhoods and busy downtown.
The site consists of two buildings joined by an enclosed bridge overlooking the public walkway that connects Spring Street to the Fenton Street corridor. The bridge connects the principally residential building to the building containing an anchor grocery store and retail street frontage. The residential building offers two-level units with street entries alongside an array of more traditional apartments and amenities, for a varied, mixed-use area with a strong neighborhood character, all connected on one site with parking taken off the street and shared between the two concrete podiums.
Aesthetically, the buildings continue the interplay between scales, uses and intensities with a more rigid skin facing denser Georgia Avenue and a softer, more playful staggered grid facing Spring Street, with the two colliding at tapered building projections. Residential bike amenities complement new bike lanes and architectural step backs above the new pedestrian path open the corridor to daylight in a welcoming gesture for this lively community.
